the design presents a nuanced design approach which maximises the limited floor area to provide a comfortable home that can be utilised as a holiday let or retirement apartment
the design relies on well detailed construction to ensure the entire space is maximised, a quality robust finish has been recommended to withstand the potential heavy use through multiple holiday lets
at the start of each project we ask our clients to answer a few questions about their project (what you want, where you want it, why you want it and what your budget is)
we also ask you to send us a video of the site and potentially give us some key dimensions
the client sent us video footage of the areas they wished us to explore along with the following brief:

“i am looking for assistance in converting an extended bungalow into two separate houses - it is currently a single property extended and configured into what is effectively two houses that share a kitchen”
where do you want to do it?
“at the moment I have an added lean to which is a small, unusual shaped room used as a utility type area which I would like to convert into a small kitchen”
why do you want to do it?
“to give myself more independent living space and perhaps allow me to holiday let the space in future”
what is your budget?
“£30,000”
the client asked for initial analysis of the site with three separate options (only one of which is shown here)
the overall refurbishment starts with the movement of the front door to the south-west corner of the house, within a new side extension
by doing this, the orientation of the whole house has been flipped allowing the efficient use of space
you now enter into the main room via a partitioned entrance, with the main living space to your right
the living space is open plan, but thanks to a full height timber screen and the geometry of the room it is possible to divide the space naturally into different functions
from this open plan living space you access the other rooms; both the existing bathroom and the existing bedroom have had doors moved so that they are now accessed from this room, but the rooms remain largely the same
the current front porch has been incorporated into the house, and has allowed space to create a guest bedroom or office at the front of the house
the current corridor into the other half of the property is converted into additional storage space

rather than giving valuable floor are to circulation space, joinery is used to carefully divide the room into separate areas
